Washer Taps and Ceramic Disc Mixers Compared

Two tap families seal in different ways: the washer tap shuts on a rubber washer pressed onto a valve seat, and the mixer shuts on a ceramic disc cartridge. Which family sits on your bench decides what the repair involves.

  1. Washer taps

Older fittings carry two handles, hot and cold, each taking several full turns to open. The washer rides down on the jumper valve, the part at the bottom of the spindle that presses the washer onto the seat.

  2. Mixer taps

One lever, usually a quarter turn, blends hot and cold inside the body. Two polished ceramic discs meet to block the flow, and when the discs wear, the fix is a full cartridge swap rather than a washer change.

The replacement cartridge has to match the fitting, because sizes and fittings vary by brand and model. A stiff or sticky handle usually points to grit or wear inside the cartridge, or in the spindle, even when the tap still holds water.

Still Dripping After You Turn It Off

A drip that keeps going once the tap is fully closed tells you the part doing the sealing has worn out. Where the water shows up narrows it further:

  1. From the spout

the washer, the seat, or both on an older tap; the cartridge on a mixer.

  2. Water at the handle while the tap is open

a worn O-ring or the seal around the spindle.

  3. The bench underside or the tap's base

O-rings, a loose connection, or a cracked body.

Each fixture has a small isolation valve that shuts just one fitting and leaves the rest of the house with water. Where a tap lacks one of these valves, close the stop tap at the meter, turning clockwise. Check first that no appliance, such as the hot water system, depends on that supply staying on.

Who May Repair a Tap in Queensland

Queensland law splits tap work into three tiers. The QBCC classes the jumper valve and its washer as unregulated work, which anyone with the know-how and skill may do, provided the finished work meets the standards.

Everything past that single task needs a licence:

  1. Other tap repairs

are minor work: a QBCC licensee does them, and no permit or QBCC form is required.

  2. Putting in a brand-new tap

is licensed work too, and the QBCC's own guide names that exact job as work a home owner cannot do without a licence.

Rentals follow a separate track. A repair the Act does not list as an emergency counts as routine: the tenant tells the owner or manager, who must arrange the fix inside a reasonable period. A Notice to remedy breach, Form 11, gives the manager or owner seven days or more to act.

What Decides Repair or Replace

The bill turns on the fitting, the part and the condition underneath it. You see the figure as a written fixed quote after we've inspected the tap, never as a guess over the phone.

What shapes the price:

  • which tap family it is, and which part inside has worn
  • whether the seat or the body has damage, since scoring or corrosion adds work
  • whether the fixture has its own shutoff, or the meter has to be pulled
  • the number of taps done in the one visit

A cracked body, heavy corrosion, or a drip that survives new washers and cartridges points to replacing the fitting. Choosing and fitting the new one is covered on our tap replacement page.

Tap Wear Across Three Housing Generations

Homes here span three building eras, from mid-century timber cottages to brick-veneer houses and villa units, and their taps differ just as much. Census figures put 63.8 per cent of dwellings here as separate houses, and area-level building approvals ran to 1,574 over five years, so century-old washer fittings and brand-new mixers sit streets apart.

The cottages near Hunter Street and Ian Fairweather Park still carry two-handle taps whose seats have been dressed or worn twice over. Newer builds inland from Buckleys Hole arrive with mixers throughout, and their repairs are nearly always cartridge swaps. Salt air reaches the foreshore fittings first and ages the rubbers early, but the same parts fail either way.

Tap Questions From Bongaree Homes

Call (07) 3523 7121

How do I stop my tap from dripping?

Identify the sealing part and renew it. Washer taps seal on a rubber washer against a brass seat, and mixers seal on a ceramic cartridge. Only the jumper valve and washer are unregulated, so the rest of the repair belongs to a licensed plumber.

Can I change a tap washer myself in Bongaree?

Yes, for that one task only. Queensland's regulator lists a tap's jumper valve or washer as unregulated, so a careful home owner may do the swap, though the work still has to meet the standards. Fitting a whole new tap needs a licence.

Is it worth repairing an old tap in Bongaree?

Yes, while the body is sound and only a washer, O-ring or cartridge has worn. Corrosion eating through the casting, a body cracked from age, or a drip that outlasts fresh parts points to a replacement instead.

How many litres can a dripping tap waste?

One slow drip wastes thousands of litres over a year or two. The loss lands on your water bill, and Unitywater's concealed leak adjustment leaves tap leaks out of scope.

Will turning the tap off harder stop the drip?

No, and forcing the handle down grinds the washer into the seat and scores both. Once those surfaces are damaged, fresh washers fail early too, so the worn part needs renewing rather than more muscle.
