Where Hidden Leaks Show Up in a Home
A hidden leak gives itself away in three places: the meter, the building and the garden, with a climbing bill as the common thread.
The meter
the dial or numbers creeping even with every tap shut, because they move only when water is drawn through.
The building
a damp patch or a stain spreading on a wall or ceiling, a musty smell, finishes that swell or peel, or a warm spot underfoot.
The garden
a soggy patch of lawn that never dries, or a strip going greener than everything around it.
The bill
usage climbing with no change in your habits.
Leaks run day and night, so the meter is the honest witness. Watch it during a stretch when nothing on the property should be using water. For a slower hunt through the rooms themselves, our hidden leak guide walks the signs room by room.

Concealed Leak Rules for Your Water Bill
A concealed leak can qualify for a bill adjustment when three things line up. It sits out of sight on your side of the meter, it gets repaired inside the utility's time limit, and the application carries the licensed plumber's invoice. Unitywater's rules then set the boundaries.
What counts
water escaping underground, within concrete or beneath a building, where you could not reasonably have known about it.
The deadline
repair within 30 calendar days of finding out about the leak.
The paperwork
the account holder applies in writing with the plumber's invoice, or a statutory declaration where the owner did the repair, checked by a licensed plumber.
The standard
the repair has to be a lasting one, since a temporary water service does not count.
The limits
the application reaches the utility within 12 months of the repair date, at most two billing quarters can be adjusted, and the usage claim is once per property.
Not every leak qualifies. Water lost through leaking taps, toilet cisterns, hot water systems and other water appliances never counts, and neither does irrigation, sprinklers, pools, spas, ponds or a rainwater tank filled through faulty plumbing. Our tap repairs page covers the fixtures on that exclusion list, and repairs to them count as ordinary maintenance rather than a claim.

Is the Leak on Your Side of the Meter
With every tap and water-using appliance off, record the meter, wait at least one hour using no water anywhere on the property, then read it again. Any movement suggests a leak, and it is on your side. Photograph the numbers, red digits included, and keep the meter's own tap turned on.
The meter box itself splits the answer further:
A box sitting full of water
points to a leak at or near the meter itself, and Unitywater takes that report.
Wet soil while the numbers hold steady
likely means the utility's pipe is at fault, so report it rather than dig.
Wet soil with the numbers still creeping
means the draw is on your property, and that is where we come in.
Those smallest red numbers move first. A slow leak can take an hour or more to show on the black numbers alone.

What Happens After the Meter Says Leak
The search runs in order: the meter confirms the leak, then sections of the line are isolated and pressure-tested one at a time. The hunt narrows before we open anything.
Isolate
we shut off stretches of the line so only one section is in play at a time.
Pressure test
the section that loses pressure holds the leak.
Listen
we listen along the pipe run for the hiss of water on the move.
Read moisture
moisture readings across walls, floors and the subfloor show where the water is escaping.
Once the leak is pinned to a stretch of pipe, the repair follows the methods on our water pipe repairs page. A line that has split or blown out gets the urgent treatment in our burst pipe repairs coverage, and a braided hose found weeping under a sink is a quick flexi hose replacement.

Bongaree Ground and Mains
Two local conditions shape the search here. The mains around this town are mostly asbestos-cement, and cracking rather than weeping is how that pipe gives way, so a break upstream can cut your pressure or send silt into the tapware. Silt or a pressure drop usually means the problem sits upstream of you, and the meter test settles which side is leaking.
The ground itself hides leaks well. Around Campbell Street and across the town centre, the blocks stand on fill, sand shifted from an old hill into former swamp, so gardens and trenches stay damp with no leak at all. The wet patch that would give a leak away on drier ground blends in here, which is why moisture readings earn their keep.

Hidden Leak Questions From Bongaree Homes
Call (07) 3523 7121How can I test for a hidden water leak myself?
Shut off every tap and water-using appliance, photograph the meter numbers including the red digits, and leave the meter tap on. Check back after at least one hour with no water used anywhere. If the numbers or dial have moved, you have a leak and a licensed plumber should investigate.
Is a leak at my water meter mine or the utility's?
A meter box sitting full of water, or soggy soil while the numbers hold steady, both belong to Unitywater's side of the arrangement. Numbers that keep creeping once everything is shut mean the leak is on your property, and that is the one we hunt.
How quickly does a hidden leak need repairing?
Inside 30 calendar days of learning about it, under Unitywater's concealed leak policy for Moreton Bay. The fix also has to be lasting, because a stopgap line put in to restore supply will not qualify, and the plumber's invoice for the work supports the claim.
Does a concealed leak claim work differently for units and rentals?
Yes, it does. A utility notice to the tenant counts as notice to the owner or agent. Where a community titles scheme has sub-metered lots read by the utility, each owner claims for their own lot and the body corporate claims for shared land.
Who pays for a hidden leak at my Bongaree place?
You pay for whatever water the meter records, leak or not, plus the repair itself. Pipes from the meter inward are the owner's to keep in shape. Relief exists only under the utility's concealed leak rules.
